See the opportunitybefore you are in the room
The Bid Marketplace lets developers publish a financing need and lets funders respond with comparable terms. The underwriting comes through the same model, so you read the deal and not a deck.
How investors and lenders use it
Affordable Housing Deal Flow for Investors and Lenders. Pick a capability to see what it does and where it lives in the Console.
A blind teaser first
Browse the marketplace without an account. A listing shows the state and county, the financing type, a bucketed amount range and the target closing quarter. The developer's name and summary stay hidden until you create a free funder account.
Sealed bids
You see only your own bids. The developer sees every bid on the listing, so offers are compared on terms and not on who bid first.
Terms that compare
Bids carry the same fields: type, amount, rate, amortization, term, LTV, credit price, recourse, minimum DSCR, interest-only months, origination fee, credit adjuster, share due at closing and asset management fee.
The underwriting behind the listing
When a developer accepts your bid, the full deal opens to you: portfolio, pipeline and the saved proforma, with every formula documented.
Rules and sources you can check
Scoring rubrics, state funding programs and the data behind them are cited, with the date each source was last checked.
Context from filings
Filed California applications and awarded projects across 45 states give you comparables for cost, structure and score.
