Terms of Service
These terms govern your access to and use of EZFeasi, a subscription software product for evaluating the feasibility of affordable housing developments. By creating an account or using the service, you agree to them.
These terms are a working draft and have not been reviewed by counsel. They will be replaced before general availability.
Definitions
- “EZFeasi”, “we”, and “us” refer to the provider of this software.
- “You” refers to the organization that holds the subscription, and to each user account created under it.
- “Your data” means everything you put into the service — deals, sites, unit mixes, assumptions, financial models, uploaded documents, and pipeline records.
Your Data
Your data is yours. We do not claim ownership of it, we do not sell it, and we do not use one customer's deal data to serve another customer. Each organization's data is isolated from every other organization's.
We process your data only to operate the service for you — running your models, storing your pipeline, and providing support you ask for. You can export your data, and you can ask us to delete it when your subscription ends.
What the Service Is, and What It Isn't
EZFeasi computes consequences of the facts and assumptions you supply, and cites the public sources and program rules behind them. It is decision-support software.
It is not legal, tax, accounting, appraisal, environmental, or investment advice, and it does not replace the professionals who sign and carry liability for that work. Program rules change, agency determinations are discretionary and appealable, and published figures carry effective dates. You are responsible for verifying any output you rely on, and for anything you submit to a funding agency.
Public-Record Data
Parcel, hazard, transit, and program data in the service is derived from public records published by federal, state, county, and regional agencies. We cite the source and the date we retrieved it. We do not warrant that a source was accurate or current when published, and source agencies revise and re-publish their data without notice.
Parcel Search does not include owner-of-record names or contact information. Ownership is looked up per parcel through the relevant county's own assessor or recorder system.
Subscriptions
- Subscriptions are billed in advance at the plan and interval you select.
- You may cancel at any time; cancellation takes effect at the end of the paid term.
- We may suspend access for non-payment or for use that threatens the security or integrity of the service.
Intellectual Property
We own the software, its interface, and its underlying models and code. You own your data and the analyses you produce with it. Neither party acquires the other's intellectual property by using or providing the service.
Changes to These Terms
We may update these terms. If a change materially affects your rights, we will notify account administrators before it takes effect.
